Can you hold a property before I apply?
No. Properties are rented on a first-come, first-served basis with a completed application and payment of required fees. We recommend submitting your application as soon as possible to secure the home. -
Do I need to pay first and last month’s rent along with the security deposit?
Move-in costs vary by property. Most commonly, tenants are required to pay the first month’s rent and a security deposit before moving in. In some cases, last month’s rent may also be required. -
How old do I need to be to apply?
All applicants must be at least 18 years old, or the legal age required to enter into a lease agreement in the state. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as all lease terms are met and there is no damage beyond normal wear and tear. Deductions may be made for cleaning, damages, or unpaid rent. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history qualifications. Cosigners must meet financial requirements and sign a guarantor agreement. -
I’m interested in a property—how do I apply?
You can apply online or in person. A completed application, application fee, and supporting documentation (such as proof of income and valid ID) are required for processing. -
How do I pay rent?
Rent can be paid through our secure online tenant portal, by bank transfer, or by check/money order depending on the property. Online payment is the fastest and most convenient option. -
I want to get a pet. What should I do?
Always check your lease agreement first. Some properties allow pets with a pet deposit or monthly pet rent, while others may have breed or size restrictions. Contact management for approval before bringing a pet into the home. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants are jointly responsible under the lease. If one roommate wants to stay, they must qualify on their own or a replacement tenant must be approved by management before any changes are made. -
My lease is ending soon, and I want to move out. What’s the process?
Refer to your lease for the notice period—typically 30 or 60 days. Submit your written notice to vacate by the required deadline to avoid penalties. -
Who is responsible for maintenance and repair costs?
Summit Point Property Management handles routine maintenance and normal wear repairs. Tenants are responsible for any damages caused by negligence or misuse. All maintenance requests should be submitted through the online tenant portal.
